The First Resale at One Rincon Hill has closed!

The first resale of a unit at One Rincon closed today, thus becoming the first official mls comp for the building.  The 2 bedroom home that closed was unit #2202, in the desirable Southeast corner of the tower with 180 degree water views overlooking the Bay Bridge, and with city and mountain views.  The purchase price was $1.3 million, same as the list price.

Millennium Tower Construction update

March 31st, 2008

The Millennium Tower topped off back in February and the towers blue window walls have reached the 50th floor.  The latest update from the Webcor website:

The “Roof Mounted” crane is in place on level 59 and the “Tower” crane is gone. We’ll make full use of the Roof Crane until May and at that juncture a derrick crane will be assembled for the final step of this logistics procedure.
Webcor Concrete Group will have completed the moment frames and columns on the roof by the time this update is posted, which will have cleared the way for the steel erector. The roof mount’s location has the erector working in two phases. The first phase will start with the erection of 200 pieces of steel going counter clockwise and this work will start at the end of the month. The second phase will be completed after the roof mount has been removed. The building systems that attach to the frame will also follow the same phased pattern. The entire roof will be complete around May-June.

The labor intensive interior work is marching up the building transforming a gray and sparse concrete space into elegant condominiums. As simple as sentence might describe it; there’s high amount of time and coordination required to successfully complete the interior finishes in a project of this magnitude. As of this writing, just in the tower structure itself, the project is currently involving more than 20 Subcontractors and roughly 250 craft workers currently spanning the height of the building. The first milestone for this scope will be the “punch list” of the first finished floors.

MID-RISE
Webcor Concrete has been moving along like a steam locomotive by running a six day floor cycle! Late April will see the topping out of the building at level 14.

The structural steel work will kick off with three big beams in the atrium area and later on a series freshly painted cantilevered beams will be hung over the remaining area of the atrium. The shaking out and erection of the pool skylight steel will have been well underway by the time this update has been posted. The final steel activity will be on level 12 which will start at the end of April to early May.

The storefront framing and glazing is moving along the first and second levels. Glazing of the building above the podium has started and will finish up May-June.
